Development Update: 305 W. Chesapeake

Work has picked back up on the redevelopment of 305 W. Chesapeake. Recently members of the Southland Hills and West Towson Neighborhood Associations met with the developers to understand the current vision for the parcel of land.

Jeremy Talman of Southland Hills shared the letter below the Southland Hills neighborhood and we thought it was relevant to share with our neighborhood as well.

Dear Southland Hills Neighbors,

On Friday, June 13th, representatives from the Southland Hills Neighborhood Association met with Wayne Gioioso of Mid-Atlantic Properties to review a proposed redevelopment project at 305 W. Chesapeake Avenue.

The proposal includes demolishing the existing five-story office building and replacing it with a one-story early childhood learning center and nine residential townhomes. The early childhood learning center, proposed to be approximately 11,000 square feet, would be operated as Everbrook Academy under a long-term lease with the property owners, who would also develop and retain ownership of the building. Everbrook Academy is a brand of preschools and daycare centers owned and operated by Learning Care Group, a leading provider of early childhood education in the United States. It is my understanding that Everbrook Academy is considered to be upscale and focuses on hands-on STEAM learning. 

The nine townhomes would be located at the rear of the property and are planned to be 20 feet wide by 40 feet deep, with a maximum height of three stories. These homes are intended to be owner-occupied, not rentals. The project would begin with the construction of the learning center, with the townhomes to follow in a later phase.

Please note that zoning variances will most likely be required, particularly for setbacks.

We had several questions for Wayne and he has committed to following up with responses in the near future.

A sketch plan of the proposed redevelopment is attached to this email for your review. We will continue to keep you informed as more information becomes available and will share any opportunities for public input or community meetings.
