Fall 2026 Construction Updates
Two projects are moving forward in and around our neighborhood. Here are the updates that we have.
305 W. Cheasapeake:
The owners of 305 W. Chesapeake Avenue have obtained a demolition permit from Baltimore County. They plan to begin staging equipment. Demolition of the building could begin as early as this week. Though it’s become a neighborhood landmark, the building is no longer fit for purpose and the property owners are looking to find an alternate use for the plot.
The property owners sought to rezone the property during the 2024 CZMP process with the intention of converting the office building into multifamily apartments. Residents of Southland Hills and West Towson turned out in large numbers to share their concerns with upzoning the plot. Through ongoing engagement, the neighborhood associations and property owners continue to shared ideas about a good long term solution for the plot.
After demolition, the plot will be leased by the Central Y of Maryland for additional green space that will be secured with a fence that’s appropriate for the neighborhood.
Pickersgill Kitchen Expansion:
Pickersgill is mobilizing to overhaul of their main kitchen which is expected to take 6 months. To continue providing meals for residents during the construction, they will operate a temporary kitchen in a single use modular building behind the main building where the current resident garden boxes are locationed. The garden boxes are being moved and the site is being regraded for the temporary kitchen. Site preparation will take about 3 weeks. Residents directly adjacent to Pickersgill will hear construction noise during this 3 week period. At that point, construction will move indoors and the noise should end. The new kitchen will remain within the existing footprint. The neighborhood association is requesting an information session with the Pickersgill’s executive director and will share any plans as they become available.
